The Karmod Precast Concrete Cabin is a security cabin and gatehouse with walls and roof cast in glass-fibre reinforced concrete (GRC). Its cast-stone look comes from a deep cornice on top, recessed panels under the windows, pilaster-style corners and three gold-coloured lines at the top of the panels: classical elegance for British entrances. It comes in two sizes, 1.50 m × 1.50 m and 1.50 m × 2.70 m, from £13,750 + VAT.

Many UK security huts are built from GRP, steel, timber or insulated panel. This one is cast concrete, for entrances that residents, guests and visitors see every day. Karmod makes it in its own factory, and Karmod International supplies it in the UK.

How the precast cabin is built

The four walls and the roof are GRC panels cast in purpose-made moulds. Each wall is a single panel with no extra joints, and the surface is smooth, even in the decorative recesses. Special connectors hold the panels to a galvanised steel (ST37) frame running from floor to roof, with folded aluminium strips at the joints.

Walls and roof are insulated with 50 mm stone wool, and the inside is lined with composite panel; other linings are available on request. The floor is a one-piece steel box-section base with 14 mm cement-bonded board and a 2 mm PVC covering.

Door and window frames are anthracite grey aluminium, with smoked, reflective double glazing. As standard there are two opening windows and one fixed pane, and the window positions can be changed.

Outside, a Jotun Jotashield primer goes under Jotashield Super Durable exterior paint; the concrete surface and the paint are made for outdoor exposure. The renders on this page show the cabin in beige. Karmod precast cabins are in use on a private road in London, at American cemeteries and the Normandy memorial and at Bahçeşehir University in Istanbul, in cream, beige and grey; more photos are in our project gallery. Other colours are possible on request.

Which size to choose

The 1.50 m × 1.50 m cabin is for one person on duty and fits a narrow pitch. It can have no windows, or windows on one, two or three sides.

The 1.50 m × 2.70 m cabin has room for two people, or for a desk, equipment and a cupboard. It has windows on both long walls, with or without one in the short wall.

If budget comes ahead of appearance, compare the GRP Cabin from £3,890 + VAT and the Insulated Panel Cabin from £2,290 + VAT.

Where it suits in the UK

  • Gated residential developments, apartment entrances and residents' car parks.
  • Hotels and resorts.
  • Head offices and embassies.
  • Private schools and university campuses.
  • Museums and cultural centres.
  • Shopping centre entrances.
  • Stadium, event and VIP entrances.

For other entrances, see security gatehouses and access control, or read our guide to precast concrete security cabins.

Delivery, base and connections

You prepare a level concrete base that extends about 20 cm beyond the cabin on each side, and fix the cabin to it; we advise on the base when we prepare your quote. The cabin is lifted into place by crane, using slings on the roof lifting eyes, or by forklift.

Your own qualified electrician connects the cabin to your supply, and your plumber connects clean and waste water if needed. For access and offloading, see preparing your site for cabin delivery.

FAQs

How much does a precast concrete cabin cost?

£13,750 + VAT for 1.50 m × 1.50 m and £18,900 + VAT for 1.50 m × 2.70 m. The Standard Electrical Pack (concealed wiring, lighting and sockets) is £475 + VAT and an electric wall heater £225 + VAT; air conditioning is not offered, and armour, delivery and offloading are priced separately.

How heavy is the precast cabin?

Karmod does not publish a weight for this cabin. Ask for it with your quote, so the base, delivery and lift can be planned around it.

Can the precast cabin be made bullet-resistant?

Yes. Karmod's specification goes up to BR7 (armour-piercing level), priced on application. Tell us the level your security risk assessment calls for when you ask for a price.

Do I need planning permission?

Often, because a precast cabin is normally a permanent structure at an entrance. Rules differ between England, Wales, Scotland and Northern Ireland, so check with your local planning authority before you order; we can supply drawings for an application.
